- Avoid cheap furniture! You maybe want to go ahead and buy an Ikea couch because if it breaks you can buy a new one for cheap, but you MUST factor in the downtime at your property. That downtime adds up, you have to make the investment upfront. It will cost you more money and resources to replace the cheap stuff instead of just doing it from the get-go.
- Platform Beds! This way you do not need to buy a box spring. Box springs constantly break and are incredibly heavy. Buying a platform bed makes it easier to change linens and saves you in the long run!
- Triple Sheeting! Avoiding duvets saves so much time during turnovers. As much as we are different from hotels, we have to take pages out of their book and use their methods.
- Have eye-catching listing photos. Mike uses Canva to create images with multiple pictures of the unit. This way a guest looking for a place to stay sees the best parts of what his unit has to offer immediately. - Three sets of linens per bed. Having three sets of linen for each bed is imperative for quick turnovers between stays and in case a guest has an accident. This also keeps your storage space neat and organized, avoiding overcrowding.
- Zip-off top mattress encasements. Your housekeepers will thank you and it protects against all kinds of things such as household allergens, dust mites, bed bugs, and (if you allow them) animal dander. Not to mention, they are incredibly nice and soft!
